The apartment sleeps up to 4 people, with a double bedroom and a sofa bed for two people in the living room.

Well-equipped kitchen, with dining table, dishwasher, oven, microwave, toaster, moka coffee maker, kettle.
Initial sets of bedlinen and towels are provided, included in rental price. Subsequent change or addition of bedlinen or towels upon request (surcharge, extra cost).

On the ground floor, with equipped outdoor area, ideal for al fresco dining.

1 km from the nearest beach and from the cycling path “Ciclopedonale Maremonti”.
Incredible pebble beach at 1,5 km from the house, just after the first tunnel of the cycle path.
1,5 km from the main square of Levanto.
2,2 km from the train station.

Please note: the last 150m of the street to reach the house are quite steep. Since it is on a hill, it is suggested to travel by car (total length of the uphill road: 800 meters). Difficult manoeuvring involved - sporty or low cars not recommended.

IMPORTANT: please note that, as it can be seen from the pictures, this home is on a hill, above the sea level.
Having a car is absolutely recommended.
We do not recommend this house for those arriving by train, and therefore on foot during their stay.
Keep in mind that on foot, you will have to walk 800 meters uphill to get to the apartment (15-minute uphill walk); the center of Levanto is 1.5 km from the house, the train station 2 km from the house (30 minutes on foot).
Please take this into consideration to avoid misunderstandings or complaints when you get here.
We are not able to provide taxi transfers; at night there are no taxis available in town.
Walking is not recommended if you are not used to! In summer during the day it could be too hot; at night the last part of the road is not lighted enough.

In summer high season, the rental price is all inclusive:
utilities (electricity, gas, water), initial and final cleanings.
Initial packages of bed linen and towels are provided, included in the price. Subsequent change or addition of bedlinen or towels upon request (surcharge, extra cost).

In the cold season, utilities will be be charged separately, according to guests' consumption.

Private parking, included in the price.

Payments:
• If the booking is done well in advance:
First payment:
A first payment of 50% is needed upon booking.
Cancellation / Refund:
You can cancel for any reason and have a full refund of your first payment up til 30 days before arrival.
No refund is possible after that date.
Balance / Second payment:
The balance (the second 50%) must be paid 30 days before arrival with a second bank transfer.
• If the booking is done when there are less than 30 days before the arrival date:
the payment must be made for 100% of the amount, and no refund will be possible. (*)

Guests registration:
Upon check-in, all guest, including children, must provide a valid identity document. This is necessary in order to communicate and register guests to the authorities, as required by Italian law.
