Included costs:
In summer high season, the rental price is all inclusive:
utilities (electricity, gas, water), initial and final cleanings.
Initial packages of bed linen and towels are provided, included in the price; if you tell us in advance how many beds you need, you will find them already prepared upon arrival.

In the cold season, utilities will be be charged separately, according to guests' consumption.

Security deposit:
upon arrival, a security deposit of 200 Euros is required. It will be returned at the end of the lease after the condition of the apartment and furnishings have been checked.

Parties and events are forbidden; please respect the neighbours during night-time, avoiding loud noises and music. Thank you.

Private parking, included in the price.

Payments:
• If the booking is done well in advance:
First payment:
A first payment of 50% is needed upon booking.
Cancellation / Refund:
You can cancel for any reason and have a full refund of your first payment up til 30 days before arrival.
No refund is possible after that date.
Balance / Second payment:
The balance (the second 50%) must be paid 30 days before arrival with a second bank transfer.
• If the booking is done when there are less than 30 days before the arrival date:
the payment must be made for 100% of the amount, and no refund will be possible. (*)

Guests registration:
Upon check-in, all guest, including children, must provide a valid identity document. This is necessary in order to communicate and register guests to the authorities, as required by Italian law.

To ease and speed up your check-in, in advance please provide us with the list of guests (names and identity documents, that will be registered as required by the Italian Law for vacation rentals)

Tourist Tax:
Upon check-in, guests have to pay by cash the City Tourist Tax of 1€ per person per day, only for the first 7 days, and only for guests over 14 years old.
